Project Description
Estimated Value: $40,000,000
Estimated SqFt: 170,000 SF
End Use: Academic project including two four-story buildings
How was BIM used?
- iBIM services were provided at both 100% DD’s and CD's, in order to determine constructability issues and make necessary design corrections prior to construction.
- During construction, the models were used to incorporate relevant shop drawing information provided by the Structural, Mechanical, Plumbing, and Fire Protection contractors.
- RCMS conducted bi-weekly trade coordination meetings, performing collision analysis and presenting the results, as well as updating the model throughout construction.
- An iBIM model was used to create fabrication drawings for the subcontractors during the construction process.

Estimated BIM Savings & Key Take-Aways
- BIM process comprised .14% of the total construction budget, well under pre-determined contingency allowances.
- ROI benchmarked around 800%, equaling an aproximate savings of 4-6% of the Construction Budget. Savings were accrued by avoiding costly collisions, delays, change orders, and RFI’s.
- Scaled modeling efforts occurred across multiple Project Managers and teams with varying levels of BIM capability
- Leveraged the model to communicate with project stakeholders including MEP & FP subcontractor community
- Model was used during construction to communicate to the owner in a freely distributable, easy-to-use model format.
- Able to develop and deliver a fully integrated BIM model under tight schedule and budget constraints
- iBIM methodology enables a final model to reflect true as-built conditions, and could be incorporated into a Facilities Management BIM Project Model
